The deed is a legal document that transfers ownership of real property from one owner to another. The deed is used in most states, while some states use the title as their form of ownership transfer.
Deeds and titles are both used to show ownership of real estate. A deed proves ownership by having been transferred through legal channels by the seller to the buyer. A title proves ownership through inheritance or gift from an ancestor or a lender's security interest in the home.
The main difference between a deed and a title is that deeds are used for all types of property, while titles are only applicable to real estate.
